Roseville Real Estate Market UpdateSeptember, 2005Roseville's September, 2005 home sale performance was off slightly from the same time last year, and showed some signs of continued cooling from August as well. 181 total residential units were sold through the MLS in September, down slightly from the 192 units sold in August and the 194 sold in September of 2004. The average Roseville home listed at $510,098 and sold for $503,609, or 98.7% of list price. The median home selling price in September was $471,800, compared to $389,950 in September of 2004. The average selling price of a Roseville home this September was up 21.9% over last year. However, when adjusted for the larger average square footage of homes sold this year, the percent increase from year to year drops to 14.1%. The average time a home spent on the market before being sold was 32 days, up from last September's 22 day average. Most homes sold within the first 30 days, (about 60%), with about 28% selling within 30-60 days. In August, we reported inventory levels of just over three months (3.1 months). Inventory levels have increased this month to 3.9 months. However, based on fluctuations we've seen in other markets, I believe it is too early to generalize based on this increase. If we see continuing increases, and especially if we see consistent levels above five to six months worth, then I think we might have more reason for concern about the state of the market. |
