			<content:encoded><![CDATA[<p>369 homes sold in the Placer county area this August and yet it seems a little lackadaisical when compared with last year&#8217;s numbers. 458 homes sold last August, so unit volume this August has fallen by 19.4% overall. The good news is that non-distressed sales have gained a little ground in the sales pie and now almost 50% of all sales are non-distressed properties as compared with a little over 45% last August. I know, not great news, but a little energizing.</p>
<p>Average sold price per square foot is now $149.15 which is 12.8% lower year over year from a high of $171.01. The average sized home in Placer county now sells for $321,217 so homebuyers that waited a year from last August to this August could have hoped to pay &#8211; on average &#8211; 12.8% less. Last August they would have paid $368,478. Median sales price is now $291,000 which is 10.5% lower year over year.</p>
<p>Inventory in Placer county is at 6.3 months based on the last year of sales and 5.9 months based on the last six months of sales. Foreclosure inventory is at 1.2 months and 1.3 months respectively.</p>

			<content:encoded><![CDATA[<p>As we have seen elsewhere in other communities and counties, overall unit volume has begun to fall along with the number of foreclosures on the market. In Rocklin, unit volume is down by 18.1% year over year. 59 homes sold in the area this month of which 18 were foreclosures, 16 were short sales and 25 were non-distressed sales.</p>
<p>We are beginning also to see more short sales beginning to sell. Rocklin has seen a 300% increase in the number of sold short sales. Foreclosure sales are down 38% and non-distressed sales are down 36% year over year. 3 out of every 5 homes sold are now distress sales. </p>
<p>Average price per square foot is not $141.96 &#8211; that is 16.5% below what it was a year ago. Last April, average sold price per square foot was $170.03. Average sales price is currently $345,501 down 16.7% year over year from a high of $414,593. Median sales price is $299,900. </p>
<p>Inventory in Rocklin is at 5 months based on the last year of sales and 6.4 months based on the last six months of sales. Foreclosure inventory is at 0.8 months and 1 month respectively.</p>

			<content:encoded><![CDATA[<p>A total of 126 homes sold in Roseville this month and the numbers seem largely unchanged from a year ago except that there are just less homes being sold. Overall unit volume is down 13.1% year over year. Foreclosure sales are down 21% while non-distressed sales are down 21% for the same period. Only short sales gained 50% year over year. Of the 126 homes sold, 53 were foreclosure sales, 24 were short sales and 49 were non-distressed properties. So 61% of all homes sold are now distress sales.</p>
<p>Average sold price per square foot is currently $143.41 &#8211; that&#8217;s down 14% year over year from a high of $166.79. Average sales price has fallen 18% for the same period and currently rests at $296,077. A year ago, it used to be $361,045. Median sales price is currently $279996, down 19.3% from a year ago when it was $347,000.</p>
<p>Inventory in Roseville is at 4.2 months based on the last year of sales and 5.3 months based on the last six months of sales.</p>

That means 61.5% of all sales are currently distress sales, a number quite different from last year at the same time when just a little over 50% were distress sales.</p>
<p>However, foreclosure sales are down year over year by 12.7%. One wonders if this is because home buyers are losing interest in them or because the foreclosure inventory seems to be shrinking rapidly. Short sales are up year over year by 102.7% while non-distressed sales are down for the same period by 23%. Overall unit volume is down, albeit by a small 6.3% for the same period.</p>
<p>Average sold price per square foot in Placer county is currently at $147.64 which is 16.5% lower than last year&#8217;s $176.85 year over year. Average sales price has also dropped 20.5% for the same period to rest at $331,370 from a high of $416,799. Median sales price is currently at $285,000 which is 18% lower than last year&#8217;s $347,975.</p>
<p>Inventory in Placer county is at 6.1 months based on the last year of sales and 7.3 months based on the last six months of sales. Foreclosure inventory is at 1.1 months and 1.2 months respectively.</p>

			<content:encoded><![CDATA[<p>A trend we are beginning to see in Placer county lately is that of sales slowing. Could this be a good thing? Well, if it is because there are not that many foreclosures to buy, yes, it could just be a good thing! Consider this: Lincoln on average over the last year has sold 39 foreclosures every month. Currently on the market? 13 foreclosures for sale. Even the short sale inventory here doesn&#8217;t seem as scary at 59  or 5.2 months. Of course, residents are waiting with bated breath for these to go away so we can see some price appreciation soon.</p>
<p>A total of 56 homes sold in Lincoln this last month and unit volume is down 11.1% overall. The last of the foreclosures are getting picked up however, a difference from Rocklin. 31 foreclosures sold (up year over year by 7%) 9 short sales sold (up 28.6% year over year) and 16 nondistressed homes sold (down 41% year over year.)</p>
<p>The average sold price per square foot is down for the same period from $145.96 to $128.84 &#8211; a drop of 11.7%. The average sales price is down 13.3% from $347,200 to $300,904. Median sales price is also down 17.8% from $337,500 to $277.450.</p>
<p>Inventory is at 1.1 months.</p>

			<content:encoded><![CDATA[<p>Foreclosures are drying up rapidly in Rocklin and the overall unit sales are beginning to show it. A total of 39 homes sold this month as compared with 45 last year at this time &#8211; a drop of sales of about 13.3%. 14 forelosures were amongst those sold along with 7 short sales and 18 nondistressed homes. Year over year this means no change in short sales, a rise in non-distressed sales by about 6% and a drop in foreclosure sales by about 33.3%</p>
<p>The remaining inventory show that this drop has not come from home buyers losing interest in foreclosures as has happened in areas like Sacramento. Instead the foreclosure inventory itself is running out: There are currently only 11 foreclosures on the market in Rocklin in an area that has been averaging about 24 foreclosure sales a month! The short sale inventory however is still aplenty and we have to wait for that to dry up before we can call a recovery. Short sale inventory is currently at 57 or 6.6 months based on the last six months of sales. Total inventory rests at 1.7 months.</p>
<p>Price data shows a drop in average price per square foot of 10.8% year over year. It has gone from a high of $166.41 to $148.43. Average sales price in Rocklin has fallen 15% from $372,885 to $317,463 year over year. Median sales price has fallen 16.5% to rest at $311,000.</p>

February, for being the shortest month has managed to surprise us with some pretty decent real estate numbers. But, all in good time. First, the not so great news: unit volume is down again in Placer county. A total of 245 homes sold in February, down 9% year over year. Foreclosure sales gained 0.8%, non-distressed sales lost 36.2% and short sales gained a whopping 95.5% year over year. This is almost the same as last month so nothing huge to report here.</p>
<p>Now, for the good news. I should add this is less that great since the numbers still show a decline year over year but prices look better than last month. The average sold price per square foot is $147.96, down 14.2% year over year, but higher than last month&#8217;s $146.59. Not huge, but better than a decline, wouldn&#8217;t you say? The average sales price is $327,033, again a decline of 15.7% year over year but looking so much better than last month&#8217;s $303,539! Median sales price, also down 15.7% year over year looks much better at $295,000 than it did last month at $279,608.</p>
<p>Inventory is much, much lower than last month: 3.3 months based on the last year of sales and 3.6 months based on the last six months of sales.</p>

			<content:encoded><![CDATA[<p>Unit volume in Roseville has increased 15.5% over last November. Now this might not seem like a large number until you see that foreclosure sales are up 250% and short sales are up 67% for the same period. Only non-distressed sales have seen a drop in unit volume: a 51% drop, to be precise. 63 foreclosures sold in November in Roseville, 20 short sales also sold and the remaining 36 were non-distressed sales.</p>
<p>53% of all sales are now foreclosures, 17% are short sales and the rest non-distressed. Roseville is amongst the few areas in the tri-county area where a large third of all sales are non-distressed. We seem to see non-distressed sales take up a smaller and smaller portion of the sales pie every month.</p>
<p>And the reason (or it could be a chicken or egg question here) is that prices have fallen 21%. Average price per square foot has gone from a high of $192.58 last November to $151.92 this November. Average sales price also dropped 22% for the same period: from $383,670 to $299,792. Median sales price also suffered a loss of 19% from $364,900 to $295,000.</p>
<p>Inventory is at 4.4 months based on the last year of sales and at 3.7 months based on the last 6 months of sales.</p>

Half the homes sold in Rocklin this November were bank-owned. And that doesn&#8217;t even include the short sales, which made up about 19% of the sold inventory. Total unit volume was up 50% over last November. That should give you a pretty good picture of the real estate market&#8230;</p>
<p>&#8230;and where prices were headed this last month. Of course, no prizes for guessing: downward. The average sold price per square foot has fallen 14.3% over last year from a high of $181.86 to $155.79. The average home sold for 22.2% less. What would have fetched $453,913 last November, today can command a sold price of $353,068. Median sale price has also fallen 17% from $388,500 to $322,500 for the same period. Interestingly enough, the average home sold was also 9.2% smaller than last November, a trend we seem to be seeing all over the tri-county area (except maybe El Dorado county.)</p>
<p>Inventory in Rocklin is at 4.4 months based on the last 12 months of sales and 3.9 months based on the last 6 months of sales. Foreclosure inventory however is at a mere 1 month!</p>

<p><strong>Trick or Treat Faire at Sunset Center in Rocklin</strong></p>
<p>Just for kids! (Accompanied by an adult) An event for kids at the elementary school age and younger. Dress up your young tots and take them to their first (of fifth) Halloween to do some trick or treating. Tickets are $5 per child and you might get to eat the candy yourself! From 4:00 p.m. to 6:30 p.m. A great alternative to traditional neighborhood trick or treating, the city of Rocklin organizes this event each year as a safer option. There are games, prizes and treat bags! And prizes are awarded for the best costume, so dress them up!</p>
<p><strong>Callson Manor Haunted House</strong></p>
<p>If you&#8217;re looking for a more serious&#8230; er&#8230; fright, head over to the Callson Manor Haunted House at the Placer County Fairgrounds in Roseville, which promises to be &#8220;an attraction of a higher caliber.&#8221; Tickets are $30 for the entire attraction. The Haunted House is open between 7:30 and 10:30 p.m.</p>
<p>Although their website doesn&#8217;t say anything about children and what ages are recommended, use your own discretion. And have a screaming good time!</p>
<p>I, for one, will be shivering under the sheets.</p>
