    Real Estate Market Update - Roseville, CA - February, 2006

    Roseville home sellers continued faced a market that has cooled significantly from last year, together with appreciation results that are ambiguous at best. The average home that sold in Roseville this February through the MLS fetched a sale price of $454,543, up only 1.7% from last year. Cost per square foot increased the same amount, 1.7%, from $233 per square foot last Feburary to $237 per square foot this Feburary. Meantime, the median sold price took a 3.7% dip, from $430,000 last year to $414,000 this year.

    The average time a home spent on market before selling has almost doubled from last February's 27 days to an average of 50 days this February. Meantime, unit volume is down from 139 units last February to 96 units this February, a 30.9% drop. With the number of expired listings up from only five last February to 57 this February, the expired to sold ratio rose from a meager 3.6% last February to an alarming 59.4% this February.
