    Roseville Real Estate Market Update

    January, 2006

    Roseville's January residential sales continued at a moderate pace, but numbers remained down compared to those a year ago. Unit volume was down 26.7% from January of 2005, from 135 sold units at that time to 99 sold units this January. Last January the average home that sold spent 33 days on market before being sold, this year the average days on market was up to 54 days. Currently we have just over six months of homes in inventory.

    Appreciation from last year to this has moderated quite a bit as well. In January of 2004, the average home sold for $231 per square foot, while this year the average was $242 per square foot, an increase of 4.6%. Gone are the 20% plus appreciation numbers of 2003-2004.

    This January, the median sale price in Roseville was $429,000. The average home that sold listed for $478,296, and sold for 97.7% of list at $467,256.
