    Roseville Real Estate Market Update

    July, 2005

    July, 2005 was a good month for Roseville home sales, with 202 units being sold by our office and our co-brokers, for a total sale volume of $98,607,437. The average Roseville home listed at $490,971 and sold for $488,156, or 99.43% of list price. The average time a home spent on the market before being sold was 24 days, slightly longer than the 21 day average of a year ago (July, 2004). The average square footage was 1959, for an average sales price per square foot of $249.19.

    In terms of the median statistics, the median home list price was 459,900 and the median home selling price was $457,000. Median square footage was 1794.

    Considering single family homes only, the median list sale price was $470,000. The average list price and selling price for single family homes topped the half-million mark at a $507,831 average list price and $504,959 sale price.

    Though the market is marginally more sluggish than it was in 2004 at this time, the change is of a small magnitude indeed, and Roseville's real estate market may be characterized as quite vigorous and healthy compared to last year. We expect to the usual seasonal cooling as we get into August and September, however.
