Real Estate Market Update - Roseville, CA - March, 2006Residential real estate sales in Roseville, CA continued to be cool in March, with numbers off fairly substantially from last March. 137 units sold this March, down 34.8% from the 210 units sold during the same time last year. At the same time, this March's buyers selected bigger homes. The average home that sold in Roseville this March measured out to some 2132 square feet, as opposed to 1935 square feet last March. Partly as a result of this, the appreciation numbers look impressive on the face of it, with the average sale price some 11.7% higher this year than last. When adjusted for square footage, however, the appreciation turns out to be a much more modest figure of 1.4% over last year. The average sale price for residential units in March through the MLS in Roseville was $513,689, or 98% of the average list price of $522,497. The median sale price was $469,950. Average sold cost per square foot was $241. Average days on market for sold homes was 55, up significantly from last year's average of 23 days. Expireds were up from 12 last March to 60 this March. |
