    Roseville Real Estate, March, 2007 Market Update

    February's encouraging market data for Roseville was overshadowed by some bad news for March, with the average sold price dropping an alarming 16.9%, from $510,219 last year to $424,115 this year. The meidan price, similarly, dropped 16.3%, from 467,250 last March to $390,975 this March. In fairness, however, this year's crop was substantially smaller, with the upshot being that the average sold price per square foot dropped a somewhat less dramatic (though still non-trivial) 9.9%.

    Days on market, meantime, were up only slightly, form 54 days on average last year to 57 days this year. Similarly, the expired to sold ratio was virtually unchanged, at 43.5% last year and 43.3% this year. Likewise, unit volume didn't move much. Last year 138 units were sold versus 134 this year, a 2.9% drop.
