Roseville Real Estate Prices and Market Update

Roseville's resale home sales statistics for October 2005 show good appreciation from last year, but signs of slowing as well. Agents in our regional MLS sold 143 total residential units in October, down about 38% from the 230 units sold in October of last year. The average Roseville home sold for $487,532, or 98.6 of average list price of $494,318. The median sale price in Roseville in October was $455,000 compared to $386,250 in October of 2004.

The average sale price of a Roseville home this October was up 20.92 over last year. As we found last month, however, this year's "crop" was bigger overall. Appreciation from last October on a cost-per-square-foot basis was 13.1%.

The average time a home spent on the market before being sold was 37 days, up 48% from last October's 25 day average.

Current inventory in Roseville is 5.1 months.
